The reason why I suggest that you invest in duplexes is because there are people selling their investments before there is another real estate crash. If you ask me, there will be another real estate crash but the nice thing is that with the last one we all went through this one will not seem as bad. What you need to be looking for are all of the people out there that will be selling their homes and duplexes in order to get some of their tied up money out and into something a little more stable. This is where you can take advantage of other people’s fears.
Something else you need to know is that when you have a duplex the cost of lawn maintenance will go down and so will all the contactor fees if you do work on both of the units. Think about it, with double the size you will be able to get a better deal by simply letting the contractor know that they have double the work than they thought. I know you might not understand all of this right now but if you buy a duplex you soon will.
What I want you to understand is that some duplexes out there require some work in order to get them to the point of making money buy that should not be a problem for you. There shouldn’t be anything that you will not do to make money in real estate if that is truly your goal. I don’t know about you but when I have hundreds of thousands of dollars on the line I will do everything I can to make sure I don’t lose it.
